Noe Valley wins, Pacific Heights loses … BIG!

Way back when on July 3rd one of our readers, “Eddy”, sent in a post pitting two districts against each other titled “A tale of two districts”. We showcased two properties: 689 Douglass, which absolutely flew off the shelf, and ultimately sold for $2,050,000 from the $1,895,000 asking price (Close of escrow was 8/15/07). The … Continue reading Noe Valley wins, Pacific Heights loses … BIG!

Cyber real estate conversations: some “funny shit”

Be the first to see it this sunday 1-4 (and guess what, u don’t have to pay $25 to … Continue reading Cyber real estate conversations: some “funny shit”

$605,000 less than it was (2801 Lake)… actually $1,205,000 less.

Originally listed at $4.2M in 2003, 2801 Lake was hacked to $3.6M and just recently hacked again to the current price of $2,995,000. That is a MAJOR reduction that may or may not indicate something about the market, but it sure as hell indicates something about staging and getting your home ready to sell. There … Continue reading $605,000 less than it was (2801 Lake)… actually $1,205,000 less.

Calculating Square Footage in San Francisco: “Comment du Jour”

To think that I always choose snarky comments for the “Comment du Jour” would be silly. As I always say, the comments are full of information, but I know not all of you read or follow them. So…a reader (FogCityBrit) provides a horses mouth (City Assessor) account of calculating square footage: (An update on Chelsea … Continue reading Calculating Square Footage in San Francisco: “Comment du Jour”

Comment du jour: “…crap du jour on socketsite?”

This “comment du jour” by “James” was too good to pass up: Is it me or are the comments and posters on here so much more valuable than the crap du jour on socketsite? As Kenny said in his reply, “Totally…I feel like the point of this blog site is to try to make sense … Continue reading Comment du jour: “…crap du jour on socketsite?”

Comment du Jour: “Highest stakes table in Vegas”

I chose this comment for the “Comment du Jour”, as it is a very good, brief description of the mindset of many buyers currently in the market. Thanks “Ah Boom”, and thanks to all the others that have responded and shared their thoughts on that thread. You put your life savings down [on a home … Continue reading Comment du Jour: “Highest stakes table in Vegas”

comment du jour: Will prices fall in SF?

From Kenny on “What’s Going on in the Mortgage Market”, and indeed something we’d all like to know. Yes, median prices have fallen in some areas (mostly when talking YOY), but we’d like to know what you all think. The million dollar question: “Whether or not prices will fall in SF…” Indeed that is the … Continue reading comment du jour: Will prices fall in SF?

comment du jour: 520 Clipper and being “green”

We get such a kick out of some of the comments that go un-noticed, we thought we’d grab a few from time to time. Today’s “quote du jour” comes from Joe Schmoe on “Go Green” regarding the Lorax Development Clipper House. Important to note before you see the quote, this home had features like “the … Continue reading comment du jour: 520 Clipper and being “green”

Bernal Heights strikes again (145 Coso…$309,000 over)

We’re not making this up, but it might help answer the question, “is Bernal on Fuego or Hielo?” All pricing issues aside, this is a pretty damn good find. Thanks Garrett: 145 Coso, a 3-bed, 2-bath, 13 days on the market and $309,000 above asking, which brings the sales price to $1,408,000 in Bernal. No … Continue reading Bernal Heights strikes again (145 Coso…$309,000 over)

Battle Royale: Outer Richmond or Outer Sunset/Parkside…if you had to choose

Our last attempt at a healthy discussion as to whether you’d choose Pacific Heights or the Marina kind of took a turn for the worse when comments got a little heated and were taken a bit personally, but that isn’t stopping us from trying again. So…if you had to choose, Outer Richmond or Outer Sunset/Parkside, … Continue reading Battle Royale: Outer Richmond or Outer Sunset/Parkside…if you had to choose

On the Chocolate Block

Music to our ears, “Custom European refrigerator, custom Italian freezer, high end cupcakes, cheesecakes, and other fine baked goods”. We were sold with the custom fridge and freezer, but throwing in cupcakes and other fine baked goods has put us over the top. Now we just need the time to be there everyday. Belgano Chocalatier, … Continue reading On the Chocolate Block

Out of office Auto Reply

Today and the rest of this week until Tuesday 8/7, we’re going to be “out of office” with zero new posts and no comment moderation. Unfortunately, we will not be sipping fresh lime margaritas in Mexico, but dreaming of it nonetheless. Please keep comments civil, have fun, keep spreading the word, and keep sending us … Continue reading Out of office Auto Reply
