$1,150,000 Ocean Views On San Francisco’s Ocean Beach

I have officially wrapped up another Ocean View (Ocean Beach) listing, in which we knocked it out of the park for sure. Congratulations to my friend/client on the successful sale of this wonderful top floor condo where the city ends and the great Pacific Ocean begins. Multiple offers were received, but there can always only be one winner.

Got a place in the ‘hood with similar views? Call me, I have a buyer for you. :-)

From the marketing…

Situated at the edge of the city (and continent for that matter), this top floor two bedroom, one bathroom condominium is supremely located for the outdoor enthusiast, lover of incredible views and ocean life, or person looking for sanctuary in our bustling city (yet easy access to Downtown, Southern, and Northern commutes).

SOLD | 321 Frederick | $1,850,000 | Cole Valley

Congratulations to my buyers and sellers of this wonderful top floor, three bedroom, two bathroom view condominium in prime Cole Valley.

Listed quietly off market (hence no interior pics) in the middle of an epic March storm cycle (If you follow this blog, you know I can’t think straight when the snow is falling!), shown to two buyers, and quickly snagged and secured by one of them, this stunner of a home that checks all the boxes, including amazing views to Sutro Forest, and down into Cole Valley, ultimately sold for $1,850,000.

As is the case with every transaction I do in and around Cole Valley (I do many) it pays to get on my radar, and stay on my radar. These buyers met me at my 1651 Page St listing, which I knew would go slightly out of their range, and told me what they were looking to get. I took mental inventory of what they wanted, set them up on a flurry of properties to see and got them on the track to market education, all the while knowing I might get 321 Frederick listed and it’d be perfect for them. Shortly thereafter, I locked down the listing on Frederick, listened to the sellers’ wants and needs to get the sale done, and started planning the potential marketing and sale timeline. After discussing all of the options, weighing recent sales, Facetimes and Skypes to foreign lands, I showed 321 Frederick to the buyers, and it was a done deal. Love at first sight.

I’m super happy for everyone involved and ready to help more of you Cole Valley residents come up with your ideal solution to selling or buying property in your tight-knit community.

Congratulations to everyone involved.

Keep an eye on this site for 1649 Page, and 1826 Page that are both “Coming Soon”.

20 Offers But Only 1 Winner | 2527 42nd Ave Finds A Buyer | Outer Parkside | $1,646,000

It was a battle to get this one at 2527 42nd Ave, that’s for sure. With 20 offers on hand for the sellers to choose from, at least 5 of them over $1,600,000 (list price $1,095,000), and me putting this deal together during one of the best snowstorms of the last 10 years (I’m that guy on the lift on his phone, fingers freezing, when it’s DUMPING two inches an hour and cell reception is popping in and out.), I’d have to say I’m tremendously pleased with the outcome, and my clients are thrilled.

They scored a rare gem in the Sunset/Parkside…a three bed, two bath, and two car side by side garage home with what we call a “reverse floorplan” and booming 180 degree views out to the edge of the Earth. Bleary eyed surf checks just got a little easier for these guys, there is yard a plenty for the little rascal, and I’m bribing them for my own personal surf cam on the roof.

Congratulations to everyone involved. What a great home that’s about to get a lot greater. And congratulations to every future seller in the Avenues as the bar keeps getting raised with each astronomical close. If you’re worried about buyers drying up, I’d say your fears are not valid.

SOLD | 784 48th Ave | $1,300,000 … and the Perfect Storm

Every so often we get, in San Francisco real estate, what I call “the Perfect Storm”…that is a property that hits the MLS, listed by an out of town agent, no staging, amateur photos, and no offer date. It’s on these listings you have to pounce, submit an offer immediately, and get in contract. I was lucky enough to do it a while back on 22nd Ave, and lucky again to get my clients in contract and closed on their first home at 784 48th Ave in the oh-so popular Outer Richmond.

Anytime you can get in contract with hordes of buyers lurking around every corner it’s a win, and when you get a property at a reasonable price, it’s a double win. It just takes agent/client teamwork, a lightning quick process, and smiles…lots of smiles.

Congratulations to everyone involved. What a smooth transaction and great home.
