Check any major media outlet, google any recent article on real estate, specifically the San Francisco real estate market, and you’re undoubtedly going to read nothing but doom and gloom. But the Outer Richmond District of San Francisco “don’t play that” (IYKYK), at least on this house.
I won’t lie, I’ve read a lot of the same stories (heck, I’ve been interviewed for a couple), and things definitely aren’t as they were, but a great house, in a great location, properly prepared, photographed, and marketed, can/will still get good results (keep in mind the relativity of those results). This even applies to condos. The market may be down a bit, as is the city, but it sure as hell ain’t out (hoping the same thing for the Warriors!), and it’s definitely going to turn.
I just closed 763 45th Ave, a 2+ bedroom in the Outer Richmond. We listed it a bit higher than I normally would have at $1,495,000, we held a few open houses, did all the right photos, and marketed it in all the right places for an end result of $1,700,000 sales price, and six offers. Not bad. Not bad at all. I was admittedly a bit nervous we wouldn’t get the price the sellers needed, but we did.
