This week’s Maximum Overbid: an Outer Sunset home at 2001 48th Ave priced to get…well…overbids. If you price a home in the Sunset at $1,095,000, you’re going to get people through the door, multiple offers, and in this case $555,000 over asking price, or a $1,650,000 sales price…right in line with all the other recent homes selling in the area with similar size, location, and pricing strategy. It’s really quite simple. So if you’re thinking about selling your home in the Richmond or Sunset, we really should talk.
These low asking price properties don’t even surprise me anymore to be totally honest. It’s just the way it’s done. It’s been done this way for two decades now. I’ve done it countless times, so…meh.
I’ll tell you what gets me more excited…this hot little Russian Hill nugget at 1750 Taylor asking $11,500,000 that is for sale.
Stunning. Simply stunning.
