Happy New Year! We hope the holidays treated you well and that 2026 is off to a solid start. We are back at the desk and ready to see what the San Francisco market has in store for us this year.

The previous year wrapped up with a serious bang out in the Avenues. We watched the property at 2574 46th Avenue hit the market at $995,000 early in December. That price point always grabs attention… and it certainly did the job here.

The final tally came in at $1,475,000. That is a $480,000 jump over the list price. It goes to show that demand for good single-family homes in the Sunset and Parkside districts remains heavy. People want that outdoor access and a bit more elbow room. Pricing it just under the million-dollar mark was a smart play to get people through the door.
