This place was very sweeet. I would have been surprised if it had not gone for over asking. There was more good news for the Noe Valley market in July. According to the Noe Valley Voice, there were 10 sales of SFH’s in Noe Valley during July. The homes spent only 13 days on the market, and the average selling price was nearly 20% over asking. For condos, a similarly upbeat tale: 10 sales, only 20 days on market, and average sales price of 9% over asking. Of course, these sales came in before August’s mortgage crunch, and the August-September numbers may tell a different tale.
