Maximum Overbid of the Week: Midtown Terrace Home Sells for $855,000 Over Asking

We talk about overbids quite a bit around here, but usually, they are the result of pricing low to sell high on a standard resale. This one… well, it is a bit of that, plus a whole lot of construction.

The property at 75 Knollview Way just closed, and the numbers are definitely worth a look.

Back in January of 2025, this Midtown Terrace home traded for $1,510,000. It was a respectable three-bedroom mid-century home then, situated on a nice street-to-street lot.

Fast forward to November…

The new owners clearly had a vision. They didn’t just paint and stage; they went all in. They expanded the footprint to five bedrooms, blew out the back with a 10-foot glass wall to capture the ocean views, and modernized every inch. To get the market moving, they listed it at a provocative $1,695,000.

The strategy worked.

The home closed for $2,550,000.

That is a massive $855,000 over the asking price. More interestingly, that is a $1,040,000 jump in value from the sale just ten months ago. Even after factoring in the heavy renovation costs and carrying costs, that is a serious win for the sellers… and a sign that buyers are still aggressively chasing quality, finished product in District 4.
