Maximum Overbid: Breaking a Tie

For the second week in a row our biggest overbid lies on the westernmost edge of Noe Valley, and for the first time in memory it’s not a house but a condo.

At 15 Perego Terrace a three bed, two bath setup took just under two weeks to score $1.7 million, well over the initial $1.09 million asking.

This sale is also a particularly high-water mark for the building: Since 2005, six unit sales have happened at 15 Perego Terrace, and five of them were underbids, including one for this very same condo just two years ago. The difference back then was only minor, a $20,000 discount off the original asking price–but still.

Note that this place was drastically underpriced this time around–that 2019 sale was for nearly $1.4 million. But even had they pinned the unit to that most recent price this would still be an overbid in the end, so all’s well that ends well.

OR, is the top overbid for the week actually the house at 2234 34th Avenue instead?

As you can see, they both listed for and sold for the exact same price, and both have the same room count; the 34th Avenue address closed the deal faster, but the difference was only a day.

In hindsight, the asking price for the house seems like a lowball figure as well. But this place hasn’t had a sale to compare to in decades.
