Cow Hollow usually holds its own. But we saw a big one slip well under the asking price this week.
The property at 2758 Filbert St is impressive. We are talking over 5,000 square feet of new construction designed by Winder Gibson Architects, complete with those killer Bay and Golden Gate Bridge views that usually command a premium. It hit the market in November asking $10,995,000.
It closed just last week… for $9,500,000.
That is a difference of nearly $1,500,000. It just goes to show that even in the prime neighborhoods with high-end finishes and views, the market always has the final say on value. Seeing a correction like this on a major property is definitely something to keep an eye on.
