We usually see the real estate market take a bit of a nap right around now. Thanksgiving is in the rearview, and everyone is busy planning for the holidays. But the market does not seem to care about our schedules this week.
I took a look at what hit the MLS recently, and there are some serious opportunities out there. We are seeing everything from classic beach houses in the Avenues to some major development potential in Dolores Heights.
1. 1319 Lyon St, San Francisco, CA 94115 | $1,850,000
Lower Pacific Heights | 4 Bed | 3 Bath | 2,038 sqft
This one is sitting in a solid spot in Lower Pacific Heights. It has that classic Victorian feel on the outside… but the inside has been updated, so you are not dealing with 1900s plumbing issues. The main level flows well, with high ceilings and big bay windows that let in a good amount of light.
What interests me here is the lower level. It has its own entrance and direct garage access. That setup is always handy. It gives you options for a guest space, a private office, or just a place to escape the noise of the main house. Plus, you are close to Divisadero. It is a good package for the price.
2. 1326 Funston Ave, San Francisco, CA 94122 | $1,799,000
Inner Sunset | 7 Bed | 5 Bath | 3,250 sqft
This is a massive duplex… over 3,000 square feet. If you are looking for something that can help pay its own mortgage, this might be it. The vacant unit is ready to go with fresh paint and floors, and it has a fireplace for those foggy Sunset nights.
It has three bedrooms in the main unit, and the upper unit has a similar layout. There is also a bonus space on the ground floor. It is getting harder to find multi unit buildings of this size in this neighborhood that are not completely falling apart. Close to the park, close to the N Judah. Solid.
3. 2666 44th Ave, San Francisco, CA 94116 | $1,407,000
Outer Parkside | 3 Bed | 2 Bath | 1,387 sqft
This is a classic 1948 home in the Outer Parkside. It is simple, clean, and close to Ocean Beach.
It has three bedrooms and two baths, with about 1,387 square feet. The 1948 build date usually means good bones, and while it might need some updates to make it your own, it is a great starting point. If you surf, or just like the smell of salt air, this is worth a look. It captures that easy, laid back vibe the outer avenues are known for.

Another one in the Inner Sunset, but this one has a different story. It has been in the same family for over 40 years. When a family holds onto a house that long, it usually tells you it was a happy home.
It has ocean views from the main level… which is always a nice surprise in this part of town. The kitchen has been redone and features a heavy duty 36 inch range, so if you like to cook, you are set. There is also a huge tandem garage with high ceilings. You could park cars there… or turn it into a workshop or gym.
5. 465 Liberty St, San Francisco, CA 94114 | $1,388,000
Eureka Valley/Dolores Heights | 2 Bed | 2 Bath | 1,284 sqft
Okay, this one is the wild card of the bunch. It is in Dolores Heights, which is obviously a prime area. But look at what you get: two detached homes on one deep lot… plus an abutting vacant lot.
The main house is a 1930s bungalow with downtown views. Then you have a cottage in the back. And then you have the vacant lot zoned for a single family home. This is a major project, but for the right person… the upside is significant. It is not often you see a development opportunity like this pop up in such an established neighborhood.
