We usually see the real estate market take a bit of a nap right around now. Thanksgiving is in the rearview, and everyone is busy planning for the holidays. But the market does not seem to care about our schedules this week.

I took a look at what hit the MLS recently, and there are some serious opportunities out there. We are seeing everything from classic beach houses in the Avenues to some major development potential in Dolores Heights.

This one is sitting in a solid spot in Lower Pacific Heights. It has that classic Victorian feel on the outside… but the inside has been updated, so you are not dealing with 1900s plumbing issues. The main level flows well, with high ceilings and big bay windows that let in a good amount of light.

What interests me here is the lower level. It has its own entrance and direct garage access. That setup is always handy. It gives you options for a guest space, a private office, or just a place to escape the noise of the main house. Plus, you are close to Divisadero. It is a good package for the price.

It is getting harder to find multi unit buildings of this size in this neighborhood that are not completely falling apart. Close to the park, close to the N Judah. Solid.

This is a major project, but for the right person… the upside is significant. It is not often you see a development opportunity like this pop up in such an established neighborhood.
