It hit the MLS asking $3,495,000. Fifteen days later, it closed for $4,285,000. That’s a $790,000 jump… 22.6% over asking, for those keeping score.

The ‘why’ isn’t complicated. It was the complete package: a classic home, fully updated, in a prime spot near Cole Valley. With so few single-family houses for sale, a property where the new owner can just move in without calling a contractor was guaranteed to draw a crowd.

This is another flare sent up from the high end of the market. For the best properties, the list price is just a suggestion. And this party was a banger.
