This Week’s 5 Hot New Listings in San Francisco | 09.08.2025

The fall market is showing some interesting new homes. We’ve been seeing a mix of complete rebuilds and thoughtfully updated classics come online. This week, I’ve picked out five places that stood out for different reasons. From a totally reimagined Noe Valley house to a Victorian with a great backyard, there’s a little something for different tastes. Let’s take a look.

1. 1485 Noe Street San Francisco, CA 94131 | $4,998,000

Noe Valley | 6 Bed | 6 Bath | 3,983 sqft

This isn’t just a remodel; it’s a complete, ground-up transformation on a great corner in Noe Valley. They added a whole new top floor, and the lower level has been expanded, giving you a lot of flexibility. You could set it up for extended family, have a separate guest space, or just use it for big get-togethers. What really got my attention is the private elevator that takes you from the garage straight to the rooftop. The whole place is filled with light thanks to huge windows and a big sliding glass door that opens to a patio. They clearly put a lot of thought into the finishes.

2.  219 Douglass Street San Francisco, CA 94114 | $2,995,000

Eureka Valley/Dolores Heights | 4 Bed | 3 Bath | 2,413 sqft

I have a soft spot for these old Eastlake Stick Victorians, and this one has been updated really well. It keeps the high ceilings and period details but feels fresh and modern inside. The main floor layout is fantastic for having people over, with two living rooms and a formal dining space that flows into a big kitchen. From there, you can step out onto a terrace that looks over the backyard. A flat, private yard of this size is a real find. The top floor is a dedicated primary suite with its own terrace, and the lower level has two more bedrooms with access to the yard and garage.

3. 222 Molimo Drive San Francisco, CA 94127 | $2,785,000

Miraloma Park | 4 Bed | 4 Bath | 2,548 sqft

If you’re looking for something modern with big views, this Miraloma Park home is worth a look. The kitchen is set up for someone who seriously likes to cook, with a Sub-Zero refrigerator and wine column, and a Wolf cooktop and oven. The big stone slab countertops and a leathered granite island make a statement. I like the floating staircase with glass railings and the fact that they built in a sound system. The whole place is designed to connect the inside with the outside, using big multi-slider doors that open to a terrace and a rooftop deck with southern and eastern views. A great spot for entertaining.

4. 150 Andover Street San Francisco, CA 94110 | $1,695,000

150 Andover Street San Francisco, CA 94110

Bernal Heights | 3 Bed | 2 Bath | 1,544 sqft

Here we have a bright Victorian on the north slope of Bernal Heights, just a short walk from Cortland Avenue. The inside has a nice mix of original softwood floors and an exposed fireplace with an updated, open feel. The kitchen is spacious and gets some good western light. Upstairs, the main bedroom has high, pitched ceilings and a separate seating area. The garden out back has a brick patio and feels pretty private. A bonus room on the lower level with its own entrance could make a good home office. It’s a house with a lot of personality in a great spot.

5. 1221 San Bruno Avenue San Francisco, CA 94110 | $1,195,000

1221 San Bruno Avenue San Francisco, CA 94110 | $1,195,000

Inner Mission | 3 Bed | 3 Bath | 1,005 sqft

This Victorian is in a really sunny part of the city, tucked between the Mission and Potrero with easy freeway access. The 11-foot ceilings and original millwork give it that classic feel, but the foundation and systems are all updated. It’s surprisingly quiet inside because of the double-pane windows. The primary suite has a big walk-in closet and direct access to the yard through a spiral staircase. The lower level has a lot of potential; the current owners have concept plans for an additional bedroom and living area down there. For now, it’s a gym and storage with two-car parking and an EV charger.
