SOLD | 321 Frederick | $1,850,000 | Cole Valley

Congratulations to my buyers and sellers of this wonderful top floor, three bedroom, two bathroom view condominium in prime Cole Valley.

Listed quietly off market (hence no interior pics) in the middle of an epic March storm cycle (If you follow this blog, you know I can’t think straight when the snow is falling!), shown to two buyers, and quickly snagged and secured by one of them, this stunner of a home that checks all the boxes, including amazing views to Sutro Forest, and down into Cole Valley, ultimately sold for $1,850,000.
As is the case with every transaction I do in and around Cole Valley (I do many) it pays to get on my radar, and stay on my radar. These buyers met me at my 1651 Page St listing, which I knew would go slightly out of their range, and told me what they were looking to get. I took mental inventory of what they wanted, set them up on a flurry of properties to see and got them on the track to market education, all the while knowing I might get 321 Frederick listed and it’d be perfect for them. Shortly thereafter, I locked down the listing on Frederick, listened to the sellers’ wants and needs to get the sale done, and started planning the potential marketing and sale timeline. After discussing all of the options, weighing recent sales, Facetimes and Skypes to foreign lands, I showed 321 Frederick to the buyers, and it was a done deal. Love at first sight.
