A $195,000 UNDERBID in St. Francis Wood? Well, that got my attention!
At 20 San Lorenzo Way, a 1923 Dutch Colonial Revival originally listed for $2,750,000 and closed October 19 for $2,555,000. That’s 7.09% below asking.
The four-bedroom, two-bath home has 2,160 square feet, an updated kitchen, a deck overlooking mature gardens, and even peek-a-boo ocean views from the primary suite. Not a bad package in one of San Francisco’s more distinctive neighborhoods!
But there’s a little something in the fine print. The property was tenant-occupied, showings required 24 hours’ notice, and possession was subject to tenant rights.
Did that influence the final sale price? Possibly. Tenant-occupied properties can come with complications for buyers, especially those hoping to move right in.
Nearly $200,000 below asking sounds pretty sweet… but whether the buyer scored a bargain is another story.
