The house had all the things Outer Sunset buyers keep chasing: hardwood floors, a center patio / lightwell, wood-burning fireplace, floor-to-ceiling windows, a deep west-facing yard, parking, bonus space downstairs, and easy access to the N-Judah… plus that A+++ west side location.
But getting a good result isn’t just about putting a house on the market and waiting for offers to show up.
Most agents stop near the top, but I give a little extra to get a lot more… “highest / best” means see if anyone can go higher.
That last little push matters. When you have multiple buyers at the table, the job isn’t finished simply because you already have a great offer. The job is to find out whether there’s still more on the table.
