This wasn’t some fixer, either. We’re talking a big, renovated Mediterranean right on the Presidio border with sweeping Bay views. The place is loaded… five bedrooms in the main house, a separate two-bed guest apartment, an elevator, and a top-floor pentroom with a wall that opens up to a wraparound deck. A ton of money went into the remodel, with foundation work and all the right system upgrades.

Here’s the breakdown… It hit the market back in March asking $9,995,000, was later priced at $9,250,000, and just closed for $7,983,000.

It’s a great house, no question. But a 202-day sales cycle and a final price that far from the starting point shows that even for a property like this, pricing is everything. The market is finding its balance.
