TIC (Tenants in Common) ownership is a rare sight in Marin, especially when it comes to standalone homes rather than apartment buildings, and even more so in the form of a duplex. Compared to condos, TICs come with a heavier load of shared financial responsibility and collective liability. Still, they offer a more affordable entry point into ownership, provided everyone’s rowing in the same direction.

211 West End began its journey as a duplex, co-purchased by two parties who established a somewhat informal TIC structure with a 75/25 ownership split. After 15+ years of relatively calm co-ownership, the majority of stakeholders were ready to disembark. Meanwhile, the downstairs owner was content with continuing to collect rent but had no interest in buying out the others.

A major challenge from the start: all three owners (two upstairs, one downstairs) were on a single shared mortgage, not fractional loans, which made selling only the top unit a financial and logistical puzzle. Any prospective buyer would need to join the existing loan structure with the downstairs owner. Combine that with the home’s very original, fixer-upper condition, and you’ve got a listing that needed a special kind of buyer—someone with vision, flexibility, and a strong stomach for complexity.

Luckily, that buyer showed up—patient, optimistic, and ready to take on the challenge. They ultimately purchased the entire building for under $1M, securing 2,200+ square feet and a downstairs tenant already contributing over $2,600/month in rent.

Thanks to one of our go-to lenders, who handled the intricacies like a true pro, and a determined first-time buyer turned investor, this long-anchored deal finally set sail after nearly six months on the market.
