Maximum Overbid: A Sunset Switcheroo

If someone were paying VERY close attention to the 1800 block of 45th Avenue, they might be surprised that our top overbid for the week is 1826 45th Ave.

Not because of anything to do with the house itself, but simply because this place just sold previously eight months earlier, clearing $1.2 million back in April.

Why the return showing so soon? Looking back at that previous ad, the then-two bedroom house was listed as a “fixer-upper opportunity,” with a drab facade and some REALLY bad floors, so the buyers (a Redondo Beach-based property fund) obviously weren’t planning on holding onto it for long.

Sure enough, a new listing came along in September (now with three bedrooms), although it disappeared and reappeared a few times before finally settling down in November.

There does seem to have been a bit of sleight-of-hand when it comes to the asking price–the new 1826 45th Avenue (better floors and all) listed for just more than $1.19 million.

Obviously the sellers didn’t imagine letting this place go for a hair less than they bought it for before fixing it up, so this was clearly a lowball price to attract attention. And evidently it worked, jolting a $1.85 million sale this week.
