When $1MM Over List Isn’t Enough, Might As Well Go $1.2MM

We wrote about our triumph on 326 Capp, and tragedy on 3825 19th last week. In that post we made mention of where we thought 19th would sell.

Well….she went…and she went BIG!

Listed for $2,295,000, this single family home stumbling distance from Dolores Park received 26 offers, and just closed for…$1,205,000 over list price for a whopping $1483 per square foot and final price of $3,500,000.

Okay okay…underpriced? Maybe. Or perhaps more like priced at a reasonable (little bit low) $1000 per square foot and taken to this number by the incredible demand that suddenly resurfaced for some properties in and around San Francisco. This is uncharted territory for all of us Realtors too. We are not accustomed to knowing a property will sell for just shy of $1500/sqft. The agent did their job. They got the seller an extraordinary price for a great home, and the buyer’s agent did his job too…he got his client the property that 25 other people wished they’d had.

Forget about the pricing…focus on the fact 26 buyers bid on this home…and since we know you’re curious, we pulled the comps for you too (link expires 30 days from 3/21 so get after it). There are a few whopping $1800 and $1900/foot comps on there, but they are not (yet) the norm.
