    I’d be happy to buy it as long as I can get 2.5% back at closing.

      You can indeed get 2.5% back at closing Oscar, but you’d have to find out the property location. Find out the agent who is representing the seller. You’d have to find where to get and how to write the correct offer to present. You’ll have to convince the listing agent you have what it takes to get your loan (or cash) by closing. And you’ll have to do a ton of other things.
