You may have already seen reference to this in our recent Overbids post, but in case you missed it, we’re pleased to report the sale of 973a 14th Street in Duboce Triangle.
For a little insight as to how it played out: We were basing our list price, and ballpark sales price, on a recent comparable TIC sale on 15th St that closed for $1,550,000 or just over $1500/foot (yes, we are seeing that number more and more often). The open houses, private showings, phone calls, emails, texts, questions were off the charts.
There were probably close to 200 or more people through the door, likely 50% of them “real” buyers. In the end, we received 10 offers, and it was very competitive. Ultimately, we had to pick one, so the sellers made their choice, and couldn’t be happier.
If you live in and around Duboce Triangle and are pondering a sale, it’s safe to say interest in that area of town is through the roof.
Congratulations to all involved.
