The “Celebrating the Montgomery” event happened a couple weeks ago and more than 350 “interest list”, SF Museum & Historical Society folks, and other VIPs got a first look at the three display homes: a 2 bedroom; a one-bedroom plus; and a studio. All the models were on the third floor, with urban views from the huge “operable” windows. Tom Owens, the developer and a big history buff, pledged $1000 to the SF Museum & Historical Society ($107,000 in all) for every unit sold. Seventeen homes were released in the initial release and after a few days, 11 were reserved. The initial release of homes were scattered throughout the floors, mostly on the Ambrose Bierce Alley side (that side has less views, slightly darker than the rest of the bldg.). They released 6 more this week. So far, of the 23 released, 17 are reserved. There is a big list for the 2 bedrooms which have yet to be released. Move-in is anticipated for the fall sometime around September-November.

The newer, larger sales center that recently opened is on the corner of Annie and Jessie Streets, at the rear of the building. Open daily: 11 a.m. – 5 p.m. (415) 512-7474. The 74 New Montgomery sales center will remain open as well.

The building is currently seven stories, but an eighth is being added to make room for the four penthouse units.

There are 107 Condo Units total:

22- Studios approx. 420-580 sq. ft.

12- Jr. 1BR/1BA approx. 500-600 sq. ft.

17- 1BR/1BA approx. 600-750 sq. ft.

21- 1BR/1BA + den approx. 700-900 sq. ft.

18- 2BR/2BA approx. 975-1175 sq. ft.

2- 2BR/2BA + den approx. 1440-1540 sq, ft.

4- Penthouses approx. 1500-1600 sq. ft.

There are also 11 Below Market Rate (BMR) units

Price ranges for the first release:

studios: $379,000 to $540,000 (420-580 sq. ft.)

junior one bedrooms: $598,000 to $655,000 (500-600 sq. ft.)

one bedrooms: $487,000 to $647,000 (600-750 sq. ft.)

one bedrooms + den: $745,000 to $850,000 (700-900 sq. ft.)

Other homes will be released in the coming months, and prices are expected up to $1.8MM.

  1. I am very interested in securing Unit #302 for my own personal recreational use. Does any one know the usual approximatle estimated time on the escrow process?

    [Editor’s Note: #302 is the model unit, and not yet available for purchase. You might consider others on the third floor. For deals being written currently, close of escrows are scheduled for late December ’07, early January ’08. Move-ins likely around February/March 2008. Let us know if you need any help.]
