For a little insight as to how it played out: We were basing our list price, and ballpark sales price, on a recent comparable TIC sale on 15th St that closed for $1,550,000 or just over $1500/foot (yes, we are seeing that number more and more often). The open houses, private showings, phone calls, emails, texts, questions were off the charts. There were probably close to 200 or more people through the door, likely 50% of them “real” buyers.
