Alamo Square Queen Anne Finds The Buyers, Boggles The Mind

This week in San Francisco real estate, a few ridiculously under-priced homes obviously find their way to the top of the list, but it’s the little zero bedroom (we call it a studio) home on the ground floor of an impressive Queen Anne at 1253 Fulton that caught our eye:

Clocking in at a cute 740 square feet, and 16.41% of the entire property, nicely remodeled, insanely good central location, with damn near a park out your door (not talking about Alamo Square Park), and listed at $525,000, this little nugget just closed for $690,000. (Remember what you can get in Tennessee for less than that.)

Why did this catch our eye? Because this is a case where San Francisco delivers yet another unique property that tricks the mind. Originally listed for $675,000, no takers, price dropped to $525,000 and sold for $690,000. Did you catch that? No buyers at $675k, price dropped to $525k and sold for more than the original list price at $690k. Only in SF.

Add to that, the other sister units in this tenancy in common that also just sold for some very handsome prices: 1255 Fulton; the big $2.6M portion (56.4% overall), and 1259 Fulton (525 square feet and 11.5% of the entire group) listed for $590,000 and sold for $670,000. You’d have to agree that Queen Anne is a bit more eye-catching than yet another $500,000 overbid by way of property priced stupid low to claim the top spot on the Overbid list, yes?
