Maximum Overbid: When Nothing Changes But The Sale Price

The home team came really close to number one spot this week’s rankings, after the Front Steps sale of 264 24th Avenue scraped up against a million dollars over the listing price after just 11 days on the market.

But the biggest winner actually closed the deal last Friday on the other side of Golden Gate Park, as 2063 24th Avenue cleared the 50 percent market with a $2.1 million sale.

This house sold for another overbid just four over four years ago, and that was an impressive sale too: It came up for $998,000 and finally closed at more than $1.36 million.

But that was just a fraction of the start-to-finish price spike we see this time around, despite the fact that pretty much nothing changed about this property over the offer since then.

Was the difference this time just good luck? Good salesmanship? Or is the Sunset just that much hotter now?

You can’t draw a big macro conclusion from just one house like this, but these questions merit more intense scrutiny in the coming weeks.
