San Francisco bridge during night time

Oh Snap…Weekly Overbids! tFS Listings, a $24,000,000 Sale & Off Market Gems

Another busy couple of weeks in the world of San Francisco real estate. Yours truly FINALLY closed on the Mission Dolores condo I had for sale for what seemed an eternity. The pandemic really kicked us in the you know whats on that one, but it was also the market that spoke. There is stiff competition in the two bedroom condo category, especially two bedroom condos in the more densely populated neighborhoods around the city—which were all the ragé before Covid. If you’re in the market to buy or sell a condo around town, patience and flexibility are your best friends.

The single family market continues to be strong, especially on the West Side of San Francisco, pricing low is still the way to go, and with any luck (as a seller), you’ll land on the week’s top 10 Overbids.

190 Sea Cliff

By way of update. Remember that wee little home at 190 Sea Cliff I told you about a while ago? You know, the $25,000,000 one with indoor basketball court and infinity pool that stares point blank at the Golden Gate Bridge? It sold for $24,000,000*, with multiple buyers interested. Noodle on that for a second….

I still have a couple amazing properties for sale, so have another look and bring us an offer!

Opportunity to restore a true San Francisco gem. With tax records showing a healthy 6825 Square feet, and including an undeveloped attic, your imagination can run wild with all the wonderful things this property could become. Period details galore, wood floors, storage space, yard, and a great NOPA location.

Escape the confines of typical city living in this wonderful urban oasis designed in 1904 by famous San Francisco architect,  Conrad Meussdorffer, and redesigned by Riaz Taplin in 2013. Set in a stunning Russian Hill location perfectly situated to catch amazing Bay views from the sunken living room (with fireplace) or the expansive deck, which spans the entire width of the property, you can find your solitude in the private (exclusive use) garden, or walk the hills of one of San Francisco’s quintessential neighborhoods just out your door.

Every so often a property in San Francisco will come around that not only has the location so many people seek, but has been completely remodeled to the finest level of finishing work, and you simply must have it – 11 Shephard is that property.
