As much as I love doing a stellar job for the sellers I represent, it honestly pains me when we set a new high water mark for San Francisco real estate sales, because it makes it that much harder for the next buyers out there trying to buy the next property that comes along.

Listed at $589,000, we received 8 offers, 3 of which were over $800,000, and we just closed yesterday for $815,000. That’s $226,000 over asking for a condo in the Outer Sunset. Put another way, 38.37% over list price. When we had received an offer at $750,000, we thought that was going to be the best. Alas, it was not. We could have actually sold this property an hour after it hit MLS, but we declined the offer, and I pushed for an offer date. It paid dividends. The sellers are thrilled, as are the winning buyers, the the SF-Marin Food Bank will be getting a check from me shortly, and I got a bottle of Johnnie Walker Blue Label out of this deal. Suuuweet!   1. I am also shocked by the price. Comps are in the 600-650 range I believe. What was your expectation going in? Why do you think it literally sets the record for that area?

      It was a combo of good luck and good timing. I truly thought $750k was amazing and was ready to ratify that deal. Then we got better offers.

  2. Wow! I’m surprised at the 38.37% over asking too. I figured you would hit the high $7s. Sellers must be over the moon! Glad they took all the suggestions, believed in the recommendations Gigi Park made and were willing to pay top dollar for top notch property presentation. Thanks for another great collaboration! Gigi Park staging suggested painting the common areas walls and ceilings, painting the maple balustrades and handrails white in the stairway, replacing light fixtures in the common areas as well as in the unit, painting the unit walls and ceilings, painting kitchen cabinets and the maple fireplace mantle white, removing wallpaper in kitchen and baths, fresh plantings in front, fresh coat of paint on the building. Couldn’t get them to go with another color for the exterior, but did simplify the color placement. Thanks to Alex Clark for convincing clients it would pay off.
