A sexy price reduction from a sexy Realtor

Hot off our topic on resetting DOM to make a listing appear new on market, we find one of theFrontSteps’ sexiest Realtor nominees slashing the price of 723 Bay from $1,775,000 to $1,595,000 (enough to make it exactly 1 day on market, and narrowly missing sfnewsletter’s Stalefish Tank). Let’s see how it goes this time [...]

Mid-Century Movement (56 Clarendon)

Originally listed September 19, 2007 for $2,495,000, reduced to $2,300,000 two months later, and now sold for $2,250,000, 56 Clarendon, in Clarendon Heights, is a done deal. – – Is this a significant “anecdote” of market information/fluctuation. We’ll let you decide that, we just wanted to highlight another gem of the mid-century. -56 Clarendon [mls] [...]

Cole Valley before and after (1233 Shrader)

We were impressed with the front when walking by, were wowed by the interior when browsing the website, and thrilled when we discovered the before shots to share with you. 1233 Shrader: 4 bed, 4.5 baths, 3095 square feet, 2 car parking, and just $2,695,000 [Update: Now $2,560,000]. Pennies on the dollar. -Then and Now [...]

$605,000 less than it was (2801 Lake)… actually $1,205,000 less.

Originally listed at $4.2M in 2003, 2801 Lake was hacked to $3.6M and just recently hacked again to the current price of $2,995,000. That is a MAJOR reduction that may or may not indicate something about the market, but it sure as hell indicates something about staging and getting your home ready to sell. There [...]

What’s going on with 1684-1686 19th Ave?

from B.O. with [our comments thrown in] [This is a very good find and a good data point. 19th Ave properties are a tough sell as is, but add to the mix bad pricing, average remodel, out of town agent, and you have a recipe for frustration and not selling. Of course, we don't know [...]

2340 Larkin #2…an update, and $296,000 price reduction.

We’re slowly getting back into the swing of daily posting about real estate and still very much a construction site over here at theFrontSteps, so what better way to kick things off with a post about how utterly and completely wrong we were, and it isn’t the first time. The update for 2340 Larkin #2 [...]

Fast Track to Staledom ™: an update on 1110 Fulton

On April 11th, we told you about 1110 Fulton, and how we liked it, and thought it wouldn’t last at the then reduced price of $975,000 from $989,000. We were wrong. It has been reduced yet again to $959,000, and now…well…it’s on its way to our coveted list of Stalefish ™. A sign of the [...]

Big Price, Big Wine Cellar, Big Time Stalefish ™

We know there is a ton of interest for this property, hell…look at it. It’s beautiful. Ahhh, but it’s a Stalefish indeed. From what we can gather, 21 Buena Vista has been on the market for about 300 +/- days. First put on the market back in January of 2005 at $5,250,000, then re-listed with a different company [...]

Tuesday Tour: Liked

1110 Fulton, a 2 bed, 1.5 bath condo right across the street from Alamo Square Park. I especially like the fact it has had a recent price reduction from $989,000 to $975,000. The property is very similar to 256 Page, but not quite as high end. Location is great, price was wrong. It will not [...]

Tuesday Tour: Didn’t Like

2342 42nd Ave., a 3 bed, 3 bath single family in the Outer Parkside. What I don’t like is the fact that in August of 2006 this property was listed at $1,095,000, then in March of 2007 listed at $899,000, now it is listed at $1,295,000. If it sells at $1,295,000, I’m packing up and moving to [...]
