There are two factors affecting the number of homes in contract.  One : the number of homes entering into contract.  Two : the length of time that a home remains in contract.

The first factor is indeed an indicator of market health.  However the second factor isn&#039;t.  The length of time a home remains in contract might be affected by tighter constraints on funding, delaying closure.  It can also indicate a shift towards a buyer&#039;s market with buyers not being rushed through to COE as quickly as during boom times.

And lets not forget that not all homes in contract reach closure.  There seems to be a higher number of homes falling out of contract lately.</description>
