Yeah that’s a surprising trend. The Divisadero corridor, in particular, has become a whole lot more attractive to people in the last year or so.

What people seem to ignore here is statistical sample size. Specifically, a statistical sample needs to have a count of at least 30 to factor out noise and be relevant. The only 2 districts that had over 30 sales both in 10/07 and 10/06 were districts 8 and 9. And prices have fallen in both.

Another thing – and not sure if this is true or not – but I’ve heard the SF Realtors leave foreclosures and short sales out of the stats. These are becoming more common in the city now, and leaving them out skews the comps upwards.

The Divis corridor area and NOPA to it’s west are only going to get better and better. I put my money where my mouth is and bought a place there. Sooooo much more bang for your buck than Noe, Marina, etc. And centrally located to boot. Hard to beat IMO.

I called the SF Association of Realtors, but they wouldn’t give me the information. Said it’s limited to members/subscribers. I know a lot of the folks here are Realtors. Anyone have 5 spare minutes to see if my supposition is true or not? Their number is 415-431-8500.

I’ve seen “possible short sale” in the agents comments a lot lately.
