Sitting on the Deck by the Bay (318 27th St.)

A unanimous choice in the office this week – 318 27th St -

Sitting in the heart of Noe Valley, this 3 bed, 2.5 bath, 3100 square foot home asking $2,295,000 offers buyers several great decks. The deck off the main living room is a true extension of the living space and offers buyers a great indoor / outdoor living area, complete with a built in heat lamp – how San Franciscan! From the deck I can see inside and watch the flat screen TV! (Perfect place for Sunday morning football and coffee / bloody mary / cold beer.)

The rest of the house is pretty damn sweet too!

I looked at this place during Sunday open house. It is really great. I live and own in Noe Valley and regularly look at places coming on the market. 314 27th street is something special. If it does not go for at least 10% over asking, i’ll eat my hat.

I saw this house during Sunday open house as well. Fabulous. I heard that they are getting at least 4 offers today (Monday). So even at this price range and today’s real estate market, if the house is fabulous, in a great location, and priced to sell, the sellers will get multiple offers.

I see that this property is under contract already. No surprise there. Price? My guess: $2.65 mil or more

Just received notice that 318 27th street sold for $2.515, or $220k (or about 10%) over listing.
